Intea Fastigheter AB (publ) takes over the property Jälla 2:25 in Uppsala, which has been acquired from Stams Fastigheter AB and Pronordic AB. Specially adapted premises for forensic psychiatry in Uppsala Region are currently being constructed at the property.

The property is located in the Jälla area, just northeast of Uppsala, and the plot has an area of approximately 20,100 sqm. The clinic is expected to be ready in autumn 2023 and upon completion it will house 24 secure beds for forensic psychiatry. The building will have a lettable area of approximately 4,100 sqm and will be built with the aim of being certified in accordance with Miljöbyggnad Gold.

A lease agreement has been concluded with Region Uppsala with a preliminary annual rent of SEK 19.3 million. The lease runs for 20 years from the date of occupancy and is subject to annual indexation equivalent to 100 percent of the CPI.

“For Pronordic, this is proof of our work with the development of public properties in strategic locations. We are pleased that Region Uppsala and Rättspsyk are long-term managed by Intea with their solid expertise in the area and as a good partner for us”, says Göran Brocknäs, COO at Pronordic.

“We are very happy that we have been given the opportunity to establish ourselves in Uppsala. With this great property, we are expanding our already solid project portfolio and adding more assignments in the healthcare category,” says Kjell-Åke Nilsson, Head of Business Development at Intea.

The handover will take place today on 31 March 2022. The project has previously been included in the company’s reports under the line “Other ongoing projects with concluded lease and/or design contracts”.
