Intea acquires district court in Härnösand

Intea has entered into an agreement with Smedjan Samhällsfastigheter to acquire the new Ångermanland District Court which is currently being completed in Härnösand. The lettable area will amount to 4,129 sqm and the entire space is leased by the Swedish National Courts Administration.

The new district court is located at Kastellgatan 6 in Härnösand and consists partly of a renovation of the former folk school seminary from 1907, designed by Gustaf Hermansson, and a new three-story building designed by Wester & Elsner Architects. The plot area of the property Seminariet 19 will, after the property reallotment, amount to approximately 7,700 sqm. The tenant is expected to take over the premises in July 2026 after the final inspection is approved and the lease term is 15 years. The annual rental value amounts to SEK 13.3 million with 70 percent CPI indexation.

The underlying property value in the transaction amounted to approximately SEK 223 million before deduction for deferred tax of approximately SEK 0.6 million. The acquisition is made indirectly through a company and closing is planned for July 2026. The acquisition is subject to completion of construction and customary regulatory approvals, among other conditions.
